i am looking for a local lender who can do 35-40% down 680 fico score, purchase price $138,000 voe only or no document loan for a house in Moreno valley? please leave your contact info thanks

With a 680 credit score and 35% down, you will get market rates of 4% ish. Give me a call to discuss if your ready.

Hi Walter,

I have some no doc programs available. We may even consider a higher LTV if you are doing a rehab. I represent private lenders. Rates are above market but the money is faster.

According to my lenders - No Doc / Stated Income loans are back. They are priced about 1 - 1.25% higher than full doc. On conforming loans (under $417K) they will go up to 70% loan to value. The only catch, they require a 700 or 720 minimum FICO. Is there any way you can work on raising your FICO score?

I do not not know any lenders who will do a no doc. Everyone wants to see 1040s for 2 years. You can do an asset loan if you have investments. No income based just value of assets.
