Thought you might appreciate an objective view from another buyer. Assuming that you have good credit, I'd recommend you ring up your local Wells Fargo guys. They have consistently provided me with the best rates available, with a nice long 60 day lock at no extra cost. Of course you won't want to lock until you find your house.

You may also consider hooking up with one very good mortgage broker, just in case, who can shop you around to multiple banks. Please try and do these within a day or two of each other - so that your credit checks count as one check (multiple checks within 14 days for the same thing count as one check).

I belong to the Keystone Challenge Fund, the program that administers down payment assistance for first time home buyers in Polk County. As of 2/27, the City of Lakeland has funds to cover your down payment and closing costs ias long as you meet their income and household requirements.
