The minimum credit score for an FHA mortgage is 580+. On Q Financial is one of the few direct lenders to offer an FHA 580-639 FICO loan program. Credit profile is a major factor in a mortgage approval. Generally, there should be no late payments, new collections accounts/charge-offs/liens/judgments in the last 12 months.

The only way to get your FSBO home listed on Trulia is to have it listed on the MLS. Only agents have access, but you could also pay for what's called a flat fee listing service if you want to sell by owner (generally not a good idea).
We created UpNest (http://www.upnest.com) to help home sellers get the best value possible. All you have to do is submit a few details about your home, and we'll invite several top local agents to submit proposals to you.
Since agents are competing to earn your listing, they bring out their best commission rates and value added services, saving you a lot of money. There's no risk to try us at all, and it's completely free for you.
It may be possible for your husband to purchase a home on his own and later add you onto the deed. It also may be possible for you to add your new husband onto your existing deed. You both probably would benefit from contacting an attorney and a CPA to try to understand which may be better for you.
Couple questions you both may need to discuss to determine your end game.
Do you and your new spouse want a home that's owned by both of you together?
Does your new spouse feel uncomfortable living in the home you shared with your prior spouse?
Do you feel uncomfortable with your new spouse living in the home formerly occupied by you and your spouse?
Are you willing to move into the new home with your new spouse?
Sounds like you and new spouse need to discuss to create path forward. Good luck to you.... more
