Your agent should submit suggested comps; however, it's up to the appraiser to decide to use them or not. While I am certainly familiar with the "woes" of receiving an appraisal that is less than you desire, I am confused by your question... was the response that they can't complete the appraisal? That, I've never heard of. Perhaps it was an explanation for the process being longer? Trust me, the agents want this to go through... so if there is an ethical way to resolve it, they will team up and resolve it.... more
Hello, Mary Ellen! I looked-up what I *think* is your home in the MLS, but it has been on the market for 85 days, not 45 days, so maybe the price was lowered already and the one I see in Meadowhills Estates is not correct.
It has excellent curb appeal, although there are not many photos I can see to get a feel for the house.
I would thin-out the Family Room, as it is a traditional / narrow room, and make it look bigger**Thin out what is on the shelving on either side of the fireplace**Although the dimensions of the Kitchen seem reasonable, the photo makes the Kitchen look teeny tiny**Show more of the basement, as it appears it may be quite nice**
I could go on, and on, and on, but with any house, staging and presentation is CRUCIAL! I mention these things as sometimes doing these things can SAVE you from having to lower the price, and in-fact return your investment, and then some. I have a couple buyers in this price range and with very similar criteria to what your home has to offer, but yes, the price is a bit high and kept us from going through yours in-particular.
OH ... AND ONE LAST THING ... your lot is actually 100 x 120, but the listing says 40 x 120. Quite a bit of difference :-)... Again, this if I am in-fact looking at the correct listing.
