I, too, live in New England (Lakes region, NH now) but came from Westborough. I just bought a cabin on Walnut Mountain and plan to move down there this fall---very excited about this. Don't know much about the area but have been familiar with for five years now, have friends in area.
Good luck...seems like there are some good buys to be had now.... more
JoAnn has given you a good perspective on the probabilities. However, you should maybe contact a real estate agent in Gilmer County to have a Comparative Market Analysis prepared which will take all those points she made into consideration and tell you what the market may bear at this time. Talking to a real estate agent does give you the most accurate information but does not tie you down to listing at this time if that is not the most practical thing to do. Banks are not inclined to lend on unimproved land at this time with so many foreclosed properties out there, but if you can afford owner financing, it might be an option.
As in any major decision, gather as much information as you can to make your decision. You seldom make money when you sell a property, but rather when you buy it.... more
Sue, you can sometimes get this information through the tax assessor records on line which shows "Recent sales in your neighborhood", and some of the online home search sites may offer a "home value" section which also provides it, but the best way is to request a Comparative Market Analysis from a local real estate agent who will prepare one for you free of charge and it will have homes matching the description you give them to research. I would be happy to prepare one for you, no obligation, if you will contact me through this website or my personal website shown below. You are approaching things correctly if you are thinking of either buying or selling by seeking current market trends in your area. Good Luck in you quest and let me know how I can assist you.... more
After taking a look at the numbers for the Coosawattee Resort, it appears that things are not really changing a whole bunch. While some months have dipped below the previous month, it always seems to bounce right back. Having said that, everything avaerages out to very little change as far as the real estate side of the question is concerned, which I think that is what you were aking about. Below you will find some statistics that I pulled from our local MLS only, so that you and others interested will be able to see exactly what is going on.
