If it is a condo, it should be described consistently as a condo, and the same for a co-op. They are very different animals. If you are referring to here, on Trulia, I am in complete agreement that there is a lot of erroneous information in the listings. That is because Trulia "scrapes" other webites, and does not check the content.
If you are serious about buying, the best thing would be to work with a skilled, experienced agent. We use the agent database (and as you can see in my signature, can give you a window into that database), streamline your search, negotiate on your behalf, and take you through all the steps of the buying process.
Sellers all have agents and so should you to level the playing field.

Avoid the issue to begin with by taking plenty of photos BEFORE you move in your furniture. Take another (identical) set of photos after you've moved out, just before you close the door forever. Whether or not you took those photos, follow your local laws to challenge your ex-landlord's claims.... more
Though I'm out in the Pacific Northwest, we still have small living spaces like efficiency studios (~200sf). Saving space is about how well you can utilize the room you do have through storage and organization. I'm a fan of functional furniture where it serves multiple purposes like a storage ottoman or floor-to-ceiling shelving that can double as a work station. At the very least don't leave your walls empty; find creative ways to store and organize.
