I have had this situation and it does make for a complicated negotiation. I would take into account who your are dealing with and their level of understanding and then go from there. I do agree with answers below that it is best to counter showing the seller is willing to negotiate. Then maybe as a last resort ask for buyer to pay some or all of the sellers closing cost.
