Time will tell on that one as I recently took a minor "plunge". What I can tell you is that anybody(Agent or Company) that claims a listing will come up before or with you in that zip code. That was not what was said or disclosed but will see how it works out. Contrary to my negativity or forwardness I have sold + actually listed and sold properties in this area with the leads from Trulia. These (3) transactions have paid for my PRO status and the one zip code for the next two decades!... more
Your buyer's agent does not charge you a commision fee. They get paid by the seller's agent. The seller's agent gets a commision from the seller, and they split it with the buyer's agent.
So, how do you find a good buyer's agent? Look for someone who responds to you. They should not be too busy to return your phone calls or emails. If an agent is too busy they may not be the best one to work with buyer's. Buyers require a lot more of the agent's time than sellers.
A good buyer's agent should listen to you, and work hard to meet YOUR needs, not what they think is best for you.

Make arrangements with a REALTOR that you know and trust to represent your interests as a buyer. The REALTOR that you hire in advance will do a much better job for you than random calls to the listing agents of properties that you see for sale..
Also, the listing agent represents the seller and really cannot represent your interests when your interests conflict with those of the seller.
At best the listing agent can only be a dual agent representing both your inteests and the interests of the seller. Because the listing agent already represents the interests of the seller it is almost impossible for the listing agent to represent your interests when your interests conflict with the interests of the seller.
Once you have hired a REALTOR to represent your interests, then call the REALTOR who represents you with questions about properties that you have seen on Trulia. You will get much better answers that way.
Also, several of the agents who responded to your question are in Diamond Bar, where you are located.
I recommend that you call them first. Select one to represent your interests. The REALTOR that you select to represent you will do a great job for you, much better than anything that the listing agent can do for you. The REALTORS on here on Trulia are among the best agents to represent your interests that you will be able to find.

Your best and safest way to determine what school boundaries an address falls in is to take 2 steps. One is fast and the other is not, but both necessary and worth it. Google the school district that you think you might fall in and follow the trail til you are able to see for yourself what the boundaries are. Step 2 is to physically visit that school to confirm what you found on line. If you are serious about moving you can also request your enrollment package at the same time you confirm there is room to enroll. **Key here is never take someone else's word for "it" but confirm it to be true yourself.
