Foreclosures have almost left our market area and they are not always the best deal out there. They are always sold "as is" in the condition you view them in and this can sometimes means a lot in repair costs. Especially if they have been vacant for a very long time with no air running in the unit. I have seen Florida mold in many of these units while showing. Your best bet might be to work on finding rental with someone who doesn't used property management, as property management has more of a one size fits all system. If you rent privately, you might be able to have more of a conversation with the owner to explain your circumstances. Try Craigslist--many people rent their own properties on Craigslist--I do.
as of now we still don't know--the maps have not yet been completed as far as I know, and we don't yet know the effect--even insurance agents I have asked still don't have the answers to this question. It could lower the prices, as it might very well diminish the buyer pool as people can't get affordable insurance-- it will also have major impact on lender availability.
As a Florida Native, I love the Emerald Coast. Destin & Ft. Walton (Okaloosa Island) are beautiful. I would stay away from Panama City. It seems to be very commercialized and crowded. Navarre is also very nice, but Destin does seem to have a handle on building control, roads, community involvement, police enforcement and of course restaurants and shops are fantastic. .

Hurricane insurance is just one part of your insurance here in Florida. There is a different deductible--the big question is flood insurance depending on whether the home you choose is in a flood plane. Generally on a 300,000 home, your insurance would probably be between 1500 and 2000--if you carry flood insurance in a zone that is not flood, the additional premium is about 300. Other things come into consideration such as the type of construction, the outcome of wind mitigation study, the type and age of roof you have (hip or gable). What I normally do is when someone has identified a home they are interested in I call my insurance rep and get a quote to share with my buyer.
