Designed to Sell? Need real estate advice about decor. Specifically to tile or not to tile. Before sale.

I have the entire house, upstairs and down, in laminate flooring. The restrooms floors are travertine tile. The thousand dollar question: Although there is no carpeting in the rest of the house should I keep the stairs with carpeting or should I tile the stairs. Would I limit my buying audience (those with young or elderly)?

Aloha Rob,

Both carpet and tile are odd choices for the stairway considering the rest of the home is laminate. Bathroom and Kitchens are great places for durable tile but unless the rest of the home is tile there is really no need tile anywhere else save the laundry room or mud room. Good luck!

As a Designer turned Realtor, I would advise having laminate on the stairs. A) you want to prevent having too many types of flooring. B) Most home buyers HATE vacuuming stairs (just the thought turns them off). C) Tile on stairs, kind of seems loud (sounding)to me.
Stick with the laminate...a home should have a good "flow" to it.

The best person to advise you needs to know three things: your property, your market values and trends, and your personal situation.
Your Realtor will know what the current inventory looks like, and what buyers want. My experience is that real estate trends are very local, and what is "in' in one location may not be "in" at another.

I agree,Lynn that hardwood floors are the best,but Rob is not looking to replace anything here but the flooring on the stairs,and I think the laminate would be preferable to tile. he already has laminate everywhere else 7 it seems to me the best solution would be just to continue that.

Hardwood floors have so a wonderful entrance statement to a home. SUGGESTION: walk thru builders home determine what you like best and translate that to your home project.

Laminated flooring buyers dont want vs. tile or hardwood flooring.

why not just use the laminate on the stairs as well. I think tiled stairs might look a little odd,and having lived with tiled floors myself,I can tell you they are very hard on your bones as well as very cold in the winter,even here in south louisiana. i would also think they might tend to crack on a stairway. just my opinion.
