Without reviewing your home, it's marketing and your market it could be many things. Start by discussing this with your agent. Review other homes that are in your market segment that have recently gone under contract and ask yourself, why them and not me? If nothing has, it could be your market.

I can't address your local conditions. However, interest rates are very low, so that helps. It also helps to be properly priced--meaning at the low end of the comps.
It's not a great time to sell. For most of the country, it hasn't been for a number of years. Still, if you need to sell, then the question isn't one of timing but one of selling within a reasonable time frame for the most you can get. Look for a good local Realtor who specializes in representing sellers--a listing agent.

Unfortunately it is a frustrating reality. Honestly, sometimes a house will have sign in the yard and may show a status of being off the market because the seller has had a family emergency or it could be that the agent hasn't picked their sign up from the yard yet. Sometimes this is used as a tactic to try an refresh a stale listing. The only way you have chance of finding out what case could be is taking a chance at contacting the seller agent. However, if thet have an agency relationship with the seller they may not tell you the seller's motivation. Section 8 is a viable resourse for housing in denver. A significant portion of your rent is sent dierectly to your landlord. Deepending on your income ratios, you will be required to pay the difference. The home will have to be inspected and approved by Section 8 before you or the landlord are allowed to ender into the program.

Well, you can give it a shot trying to get a hold of their REO department, stands for (Real Estate Owned), but I can pretty much tell you that its the longest of long shots and you'll probably spend a lot of time spinning wheels and get nothing.
Probably your best bet is to wait on it to hit the market, Keep a close eye on it and see when it comes up. You are looking at a minimum of 9 months after the foreclosure happened before they list it for sale and sometimes it can be much longer then that.
