Hello China, I rent several properties in Decatur and I look for more than just the credit score, but it also depends on the amount rent. More than credit score I look at income to rent ratio.
I like a 25%-40% ratio,so for Instance if the rental rate is $1100/mo,gross income must be $4400-$2750/mo. Also look at HOW MUCH debt a renter has. Some one could have a low credit score form something in the past but now has a paid off their debts. I look for credit scores at least above 600. But if there are circumstances, for instance a divorce, death of family member and you had to help, those so of things we take into account. Also, I call all the past landlords to see if there were any problems.... more
