It all depends on the Buyers needs & wants. The view might be important to one Buyer but the space may be more important to the next.

I think the view is more appealing. Example: The view from a First floor walk out looking out to Niagara Falls or the Penthouse View looking out to the Parking Lot of Niagara Falls.
