Is a corner lot more desirable than not?

When I'm looking for a multifamily in boston for a condo conversion, I prefer corner lots because it usually allows for more sunlight in the units....if the exposure is southeast or southwest facing.
Great natural light is such a huge selling point....

Actually corner lots are not very desirable and resale is usually less..

Parents don't like the proximity to the streets and traffic, single families don't like the walking traffic on their property and senior buyers feel they lose their comfort and security .. other than that, they're perfect.

We have found with new construction that corner lots are great because we can attach an INLAW addition and we can dress up the side so you have a ranch style on one front and another style on the other front.

Depends - I have a corner lot and it caused us considerable difficult when applying for a permit because essentially we had 2 fronts and setbacks on the front are deeper than the back or sides. Also it depends on traffic volume and how your corner presents.

I think the value depends in the actual total lot size, layout, and geographical location. Some corner lots have a lot of front yard and not much back yard. Some end up being smaller actual lot sizes in than the rest of the street. Some end up having such a shallow back yard and you feel like your neighbors will be over for dinner.

Others are great! It really takes looking at the actual lot and the comps in the area. That will tell you if it really more desirable than other lots in the neighborhood.

It depends. If the lot is small it could be a plus. If traffic is heavy, it could be a negative. Also, corner lots tend to lack privacy (unless there is mature landscaping or fencing). Also, if you plan on a fence, check with your town/city as many have 'line of sight' restrictions.

Patrick is right, corner lots are usually more desirable. Unless of course your corner lot looks over a gas station, a liquor store and an industrial office park. In that case, a nice middle lot in a towny suburban neighborhood is going to be a better bet. : )
