Does a community pool effect the value of the homes?

Absolutely! Any feature that adds to a properties appeal increases its value. Conversely, negative features also effect the value of a home.

The fact that amenities such as a pool, club house, fitness center, etc create additional expense that must be absorbed by the residents in terms of fees effects both interest and value. We find that buyers are very much in tune with their Association fees and look for communities with reasonable assessments.

Of course! Any and every feature or amenity will have an effect on the value. The question is if the value is increased or decreased. An example would be the higher association fees due to the maintaining and insuring the pool. Most people would want a pool- especially here in Florida.

Pools are tricky, they fall into the matter of oppinion category. I had this lisiting that had a pool, and every buyer that came through had a different oppinion about it. Either they loved it or they were going to fill it in. So if you are marketing your property for the 25-40 year olds then a pool might add some value.

In my opinion, no. A community pool does not effect the value of a home, however some buyers may find certain amenities to be more appealing.
