Are you looking to rent or buy? Do you need RENT vs BUY listings emailed to you to study and compare? Do you need loan approval to buy? You may qualify to buy from a minimum 580 fico score and 3.5% down or as low as half percent down payment program. You may qualify to buy with minimum out of pocket expenses and pay less than rent. It only takes a few dozen questions to qualify you in minutes and go over your options.

I specialize in Under 640 Fico Score Loans and offer credit repair at no cost to raise fico scores to qualify. Here are some links to study and consider that I offer in RENT vs BUY options.

We agents cannot speak to crime. There is a website http://www.CrimeReports.com you can check on.

I suggest buyers knock on neighbors doors to ask their opinion, visit the local retail stores and ask the employees, and visit the neighborhood at all hours of the day, night, weekends, and plan to test drive your own commute both ways

Yeah knock on the neighbor doors unannounced and hang around at all hours of the night? Get real honey. Get out from behind your cozy little home office and wake up! The Santa Clara County Sheriff keeps a log of crime in the area . That is the safest way to find out.

Many of my colleagues like me will point you to resources about crime, such as http://www.crimereports.com. If you are considering a particular neighborhood, I'd suggest knocking on the nearby neighbors' doors, tell them you're thinking of buying here, then ask what they know about crimes in the area.

Another good resource are the neighborhood associations, such as Murdock Neighborhood Association in West San Jose http://(www.murdockna.org).

As my peers said ..Check out http://www.crimereports.com. It specifies different categories of crime in the neighborhood. Also checking with your neighbors especially who have lived for a long time may educate you well about your neighborhood history, activities and past crimes, if any. Wish you all the best :)

The crime rate is higher than reported. Much higher. We have gangs moving in from San Jose. No one wants to talk about this . I keep my car doors locked in most areas of Cupertino and have removed door locks in the back seat of my sedan de Villegas as it is looked at with interest by gang bangers. So yes, we CAN comment on crime and the others who suggest not are out of touch with reality. I may be the only broad packing but let one of these punks mess with me or a client and they'll be wishing they never ran into the real estate gal from hell. Sunnyvale is much safer.
