how serious is the crime in this area, is it due to the number of vacent homes?

Roosevelt is a long street,

My suggestion would be to visit the area that you are looking for, talk to some of your new neighbors and ask them; a lot of crimes go unreported.

You should buy in an area that you feel comfortable, not just a low priced area:
You will regret doing that every time you come home; you should be proud and feel safe in your new home.

With interest rates where they are, and special programs, you might be surprised how much home you can afford.

When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.
