One thing you should be aware of when buying in almost-new subdivisions are foreclosures ... and why they are occurring. Out of the 34 sales (in MLS) that took place over the past 12 months, 23 were either foreclosures, short sales, or corporate sales (67%). Of the four homes pending, 2 are foreclosures and one is a short sale (75%). Those percentages are HUGE! This level of distressed sales usually creates a downward pressure on prices. I'm just saying, you should go in educated about the market. I'm happy to answer any questions you have.
