We are interested in finding properties in Stockton or Modesto areas to flip...

How can we determine what are the best areas/safest and nicest to invest in? I know in our area there are very nice neighborhoods and shabby ones. Should we consult with a local Realtor or the Chamber? ...then, what is the best way to search, because I know when searchinb by zip codes we get such a large area....is there a search range within a particular neighborhood? Thanks!!!!!!!!!!!!!

You should work with a local agent. I use Coldwell Banker Grupe. Farris Baker is a great agent.

Flipping or not and agent is KEY -- you want someone who knows the area, the property values, basically someone who can tell you "If this is a good deal or not." Especially important if you're looking to flip, you wont' make a profit if you over pay for the area.

FIRST ANSWER
It would be best to consult an agent, we have access to much more local information about specific neighborhoods and devolopments that go beyond what is given to you by the chamber. Also, you can get crime beat reports from most agents websites. You can go to our website for Stockton and Modesto information if you would like.
