The simplest answer to your question:

Do your research --- visit the area (with someone of course, if it makes you feel better) during the day and at night

Then do more research online --- no place is Utopia. But only you can determine whether a neighborhood is suitable for you

There are sites you can visit, starting with

Crimespotting http://oakland.crimespotting.org/

Spotcrime is another http://www.spotcrime.com/ca/oakland

Then compare occurrences in these areas to where you currently live. How does it look?

It used to be that people stay put 5-7 years in their home before they move. Consider the costs (down payment, monthly mortgage, closing costs) of buying a home today...5 years down the road, after computing a reasonable market appreciation (we hope we're on the way to recovery), how much it will cost to sell (selling costs)....does it pay to buy and keep the property for only 5 years? Take a look at NY Times' interactive graph about which is better: buy or rent. Perhaps this will help. http://www.nytimes.com/interactive/business/buy-rent-calculator.html?_r=0

Thanks for the response. My daughter has just moved to the Oakland area for a 5 year grad school program. She has an apartment but I was considering buying a small house or condo for her. Nothing grand but safe and convenient. I'm not sure about the benefits of buying or renting for 5 years or more. Your input would be appreciated. Thank you.

Why do you think the Piedmont Avenue district is a high-crime, dangerous place to live? If you do your research (any of the below mentioned crime data sites), you'll learn the true picture for yourself. This is a really a rather popular area, with a thriving local business community and great shopping and dining venues.

When the link loaded and I saw the address I belted out a laugh (sorry). 35 Monte Vista Ave is NOT in a high crime area. It's got your typical urban problems... auto break-ins and burglaries, but violence is very rare. The worst thing I can remember, going back about five years, a guy held up the Gaylord's Caffé and when he dropped his gun it went off and a bullet hit a patron in the leg (she survived). My coworker lives up the street from this property and loves the neighborhood. I frequent nearby Piedmont Ave and have never felt worried about my safety one bit.
