Is Pebble Creek considered too far from downtown and therefore not desirable by both tenants and buyers?

Asked by Kitty, Apopka, FL Fri Feb 15, 2013

Is Pebble Creek better or Hunters Key better in value on their gated townhouse community?

Kitty, if you are seeking conveniences then the location offers close proximity to shopping. If you will be commuting to downtown then you will have to figure out the best time to leave to and from work for arriving in a timely manner.

It is a bit of a hike from downtown, however, once the highway project is complete in 2015 there will be a much better flow of traffic and drive times should be cut down considerably. Visit for more information on the road projects.

Tampa is a very diverse area in regards to employment. New Tampa is desireable because of its afforadability and the newness of the construction and retail. While some people find its location to be farther from downtown than desirable, this is not the only factor that buyers and tenants use to make their decision.

Regarding if Pebble Creek or Hunters Key is better - its hard to say since Pebble Creek hasn't had a sale since early 2012. I would say Pebble Creek having a garage is really nice but Hunters Key is a nice location close to 75, shops and surrounded by beautiful conservation. It could go either way.

Hi Kitty,

We also have the USF area that employs a lot of people so Pebble Creek is not too distant.

Most of the planned communities in New Tampa (33647) have very high HOA+CDD taxes but Pebble Creek is one of the lower HOA area and the homeowner is not encumbered with additional CDD taxes.

Your Realtor can analyze the communities and if your agent is a member of the Greater Tampa Association of Realtors he/she will have access to CoreLogic's tools to give you high quality valuations and reports on the property.

Hope this helps.

All the best,

It all depends on how much travel YOU want to do. Many people find it desirable and many find ti too far!
