I am thinking about renting a place in Junius Height on Junius. Is that a safe area for a single female? I

have a dog and would like to feel safe walking her. I also don't get home until really late at night, and I don't want to worry at night when I get home at 3am.

I owned a house in Junius Heights and lived there myself. I loved it and had no problems. Keep in mind it is an inner city urban heighborhood. Hello Tanya, you ask a good question! The answer actually will mean something different to each single woman. I am a single woman and I think about safety every time I show property to clients whether showing to a single person (man and woman), as well as couples and families. I am a mother as well and i suppose there's through to the saying 'Once a mother, always a mother'. I've reflected on this question for I realized a few months ago in talking about safety with a single mom of a pre-teen daughter looking at leasing a nice apartment in an area I could tell she didn't feel comfortable with for a number of reasons. While I 'got what she was feeling' I personally didn't feel the same concerns. I firmly believe that our own comfort levels change over time; time that we live alone, ages of child(ren), closeness to friends/family distance wise, employment re convenience.... Therefore when you have your heart pounding with good feeling seeing a Junius Height property you'd love to live in but your subconscious is tugging at you, the very BEST thing you can do is to check-in with the local police department. Even walk-in! Ask them what they think of that address for a single woman.

Whenever I'm asking a question important to me that has to do with a major purchase, security matter, etc., and the person I am talking to is a gent, I'll say "If I were your sister, would you recommend I __________?" and this filling in of the blank for you would be "If I were your sister, would you recommend I lease at this address?" I think this question humanizes us a little deeper and puts people on the spot because we do tend to want to help others without asking. If you are asking this question to a police officer, you will get an honest answer. The police department knows the level of calls in comparison to other specific areas.

Finally, whenever my clients do ask police, or go to police departments, or websites to search they come back to me SURPRISED that the area they were worried about has LOWER crime levels than where they presently live. I kid you not. We become immune and a tad blind to what goes on around us. We acclimate. Its great you are thinking about safety, we all must! In order to know the facts ASK the right source.

When I say safety means different things to each of us, I'll give you a good final example. A couple who asked me your question was stunned that when they looked up facts that there were far many more pedophiles living near them than where they were considering, yet they have no children, and don't believe they'd have children for easily 5 years and will have moved by then. The number of pedophiles wasn't really a factor. If you live alone and are without children, the pedophile factor wouldn't be of concern to you but burglaries/break-ins would therefore you wouldn't want a unit on a ground level that would prevent you from sleeping with windows open when the weather is cooler.. but a unit on a 3rd floor if you can tell it would be awfully hard to get up to trouble-wise is a property you can consider just fine. The short answer is yes. Having lived in East Dallas for years, I'm amused by replies from suburban realtors re: Dallas neighborhoods. Junius is bordered by Lakewood, Swiss Avenue, and Munger Place - hardly "tough" neigborhoods. I very much agree though with Monica's reply that it is an urban neigborhood that requires one to be more cautious and aware. That said, it is a wonderful place.

I think it is safer now than it used to be. The particular area is very nice, but it is surrounded by some neighborhoods that are pretty tough. Probably best to talk with people you see in the nieghborhood and the police officers that work the area. They're probably much better sources of good information than us realtors. There are a few great resources around. I think it is best to contact your Community Resource Officer or CRO at the police department. Just call the main non-emergency number and ask to be connected to the CRO. They’re normally very aware of the good and bad areas of the area and can normally give you local statistics.
