As you can see, opinions vary widely. Santa Cruz County varies widely in its makeup.
I do not agree with the Home seller, Iâ€™m also a realist, crime does occur in our county. It has hot pockets.
My wife feels safe on her own in most areas of the county. I would say that crime has increased as the economy has suffered, but Santa Cruz county in most areas (inside and out of Live Oak) is quite safe as an urban costal area.
to even go out to your car at night. It is not a safe area. You have to protect your property every minute. I also
had much vandalism to my property, car, fence etc. Almost a weekly occurance. Drug sales are done on the street and women cannot safely walk the streets. It is cheaper then other real estate in the county for a reason. it is home to some of the worse gangs in Santa Cruz. Stay out of Live Oak unless you want to be
a victim of crime. It is also a little know advertised fact about Live Oak that it is invaded with rodents, this is
all streets in Live Oak, many new homes included. Due to the climate and the fact it used to be agricultarual
fields, rodents abound. They return every time you get them under control. It is fairly disgusting and well
understood that if you live there, you will have a rodent problem. I had a cat and rodent control and still they
Gang activity has increased in our area as well. But don't let that deter you in the purchase of a home. With the $8,000 tax rebate and lower interest rates and home prices, houses are affordable again. Get a good lender to pre-qualifiy or pre-approve you for a home loan, pick an experienced local Realtor who is affilated with large well respected office and who has at least the CRS and ABR designations and start looking. Live Oak is a diversified community with a variety of home onwers, renters, income levels, types of homes, and other demographics. There has been some news in the media in the last few years about increased crime and some gang problems, but in my opinion this is not out of the ordinary. In my opinion, it is best for a prospecitve home buyer to do their research and learn more about this area if you want to live here.
You can always drive through neighborhoods during the day and again at night to see if you like the area. And of course speaking to residents can help to get second opinions. I live just minutes from the Live Oak area and have very good friends that live in Live Oak and personally, I feel this is a pretty decent neighborhood. I think there is crime everywhere, now more than ever, with job less, home foreclosure, increased cost of living, and a terrible economy.

Sandy Wallace here with Keller Williams Reaty. I lived in Live Oak for over 10 years now it is a very nice area and I do not know that it has anymore crime than any where else in Santa Cruz.. You know when ever you are looking for a home and you pick one out I recommend that you go there at different times and see what the neighborhood is like. You can also go to the local police department and ask about the crime. There are so many things I could show you about Live Oak and Santa Cruz that you would really like. When do you want to move and where do you live now?
I've lived in Santa Cruz for over 20 years and before that San Jose. I don't think Live Oak has any more crime than any other area of Santa Cruz and San Jose. What are your concerns? Live Oak is a sunny area of Santa Cruz and some of the homes are close to the beach. We really are a mixed community - which means you can have a very small home next to a much larger home. Most of Santa Cruz, including the Live Oak area is like that. Where do you live now? That will help me answer your concerns as well.

The Live Oak area of Santa Cruz does have some tougher neighborhoods, but is also has some really nice communities as well. Be sure to hook up with an area specialist who can enlighten you with the housing opportunities of this quaint Santa Cruz community.
