and Clairmont) and the other is a home which has more of what I am looking for but I am unsure of the area (N Druid Hills/Valley Brook and Stone Mtn Hwy). How do these areas compare?
I live in the Medlock area on Willivee Dr. I know from working with a recent buyer that the old adage about location is so true. The Medlock area has better resale and will hold property value better than the Valley Brook area. Medlock is a wonderful walking neighborhood and has a strong neighborhood association. You shouldn't have to settle for a home lacking what you want in this market! Medlock is a great area but the VAlley Brook area also has many amenities.
Take a look at some more homes and you are sure to find exactly what you want.
Have you checked out Village at Avondale homes? It is near the area you're looking in Decatur/Avondale Estates and is part of unicorporated DeKalb County so low taxes. The houses are newer construction with great curb appeal and quality craftsmanship, and you can find great deals right now including over 3000sf for around $350k.
I would say the value would appreciate quicker for you in the medlock area. I have been selling in that neighborhood since 1995, in fact my first listing was a wonderful attractive home and it sold for 103,000 in 1995. The other neighborhood is nice but many buyers I have worked with just dont like that area, and even the high end new contruction that was built there off Valley brook has been a struggle to sale. Mcclendon elementray school scores on the iowa and crt tests aren't good either. Medlock park is so close to Emory University and the CDC that I feel the prices there will continue to go up. I have a listing in there right now , hopefully if you have a realtor they showed it to you. Its just been reduced to 259,900 and its on Woodridge and has a fantastic yare. Get your agent to answer these questions with a thorough work up of the data and have him/her explain it in deatil. If your agent is unable to effectively do this then get an independent appraisal and fire that agent.

It depends on what you want to compare. Schools? Home Value?, Quality of Life?
If you have children and schools to consider then put that first. From there you need to be comfortable in the home you purchase and feel safe in the neighborhood.
It sounds like you have the house picked out.. So what are your concerns? Narrow those down be specific and then compare.
