What is Bensalem like???? Let me put it this way......................North Philly is moving up. For those of you that think this is a "family" town...................get out alittle more often. We have been here for 10 years (was everything you would want) then.....................WHAM!!!! This IS NOT the Bensalem we moved to. Therefore , we are going back to Philly. There , at least the residents are aware of what to expect. Bensalem has become an extension of a Philly slum. Get out of your homes and REALLY look around. My feelings have NOTHING to do with race........it is the crime and mentality.

If you are looking to buy in Bensalem please determine the price range you would like to consider. Bensalem is convenient to US1 and I -95 and within easy commute to Center City and Princeton, New Jersey.There is great shopping and there are good restaurants. I've lived in Bensalem for 22 yrs. raised 3 children all of which graduated from Bensalem schools, the schools and the school staff are wonderful! The area I live in is a mixing pot of all nationalities and it's a wonderful group of people to live by. Bensalem is truely a family friendly town and I would recommend it to anyone. I love it here!

if you are looking for a townhouse in the Neshaminy Valley area, I know of one being put on the market in the next few weeks. Could be a good buy especially if no sales commission has to be figured in.

I am currently working with a buyer that likes Bensalem, but won't buy in Croyden or Bristol. Bensalem has good and bad areas just like any other, but the home prices seem to linger around the 200-250 range. Mostly older homes, fixer uppers, and chain link fences. Where have you been looking? I can give you feedback on the homes we have seen so far. Let me know.

19020 area is not as "small town" as it sounded in the last response. Bensalem, and Croydon is an area that is marked by areas of low income style housing, to the more expensive large scale homes. The main roads are congested and the free to no cost amenities are often too crowded to find a place to park, and they are in an area that it is difficult to walk due to traffic. I lived in Bensalem for many years, and found the elementary schools to be decent, but the middle, and high schools are not. There is a good cultural mix, however, the cultures do not always intermix. You can look in one neighbrhood and there are mostly caucasion residents, and in another, mostly Indian/Pakistani, and still another mostly African American, you get the idea. Northeast Philly is on the border of Bensalem and the area feels more like the suburb it is than small town. If that is what you are looking for, than it is a good place to live (not as crime free as stated earlier but still good.)

I live in 19020. Its a middle class area that is bordered by the Delaware River, across from New Jersey. The Mayor has been re elected numerous times, and dedicates his efforts to keeping the area "business friendly"...As a result, taxes are relatively low, and crime is low. Bensalem boasts its own amphitheater, sponsored by Commerce bank, and has an extensive array of summertime shows,at little or no cost. There are plenty of stores, supermarkets, and a couple of area full size enclosed malls. There are local public, charter, and private schools, from which to choose. We have our own police force, and recently added casino gambling, which has added to the tax base, and allowed for a recent tax rebate. If you like a small time feel, with big city amenities close by (minutes to Philly, to our south), you'll love Bensalem!

Local demographics about the area. I didn't see many rentals in the area with new construction and there are many apartment(s) listed online for rent.
