Crime statistics in Crenshaw/Baldwin Hills

I'm considering buying a condo in the crenshaw/baldwin hills area (specifically 3740 Santa Rosalia Dr). It is a new development and extremely nice, however, I was wondering if the surrounding area is safe? Does anyone know how that area is in terms of crime rate and resale value of the property? Thanks.

Best place to look is http://www.lapdcrimemaps.org and also to check the Megan's Law Database. I always recommend the crime maps to my clients you can go as far back in time as you like and as big of a radius search as you would like to.

Hi Iroshini,

Are you still considering a home purchase or have you already bought? If you've already bought congratulations on your new home ownership. If not, let me suggest Bedford Parc, the sister community to Bedford Promenade (located next door).

I'm not sure if you're still considering a Baldwin Hills home purchase, but if so, the prices have continued to drop. Prices at Bedford Promenade (3740 Santa Rosalia) range from $235K-$333 for a 1 bedroom and $262.5K-$371K for a 2 bedroom.

Prices next door at Bedford Parc (3750 Santa Rosalia) have increased and range from $330K-$440K for a 2 bedroom and $395K-$512.5K for a 3 bedroom.

The best source for this information is the local police department or county sheriff's department. They have access to the most current and reliable information and are normally very willing to be helpful.

Prices at Bedford Promenade (3740 Santa Rosalia) range from $263K-$335 for a 1 bedroom and $313K-$437K for a 2 bedroom. Prices next door at Bedford Parc (3750 Santa Rosalia) range from $294K-$330K for a 2 bedroom and $395K-$405K for a 3 bedroom.

Hello Iroshini,

Crenshaw and Baldwin Hills and been having a great redevelopment. If you would like Crime Stats still, I can email them to you. I will just need your email. My title company provides them to me. Agents are hesitant to comment on crime stats. We are supposed to recommend outside sources such as the LAPD site and my title companies report.

I've sold homes nearby and can let you know it's a great neighborhood with easy access to the Westside, Airport.

According to The MLS statistics, LA Southwest condo sale prices are down over 20% 1st Quarter 2008 vs. the same period in 2007. For alternatives, you may try nearby Ladera Heights (Los Angeles, 90056) or Fox Hills (Culver City, 90230) where homes are maintaing their values much better with prices just slightly higher than Baldwin Hills.

The best place to ask about crime statistics is the City Of Los Angeles, Police Department in the area you are considering.

I am unfamiliar with that part of Los Angeles and am unable to tell you which precint to check. However, you can all Parker Center downtown and they wil be able to tell you whom to contact.

When looking at statistics it is important to consider what the neighborhood is like.

For example, in Westwood the crime statistics are very different when comparing east and west of Westwood Boulevard.

The east side is mostly single family homes while the west side is apartments and condos. The incidents of car breakins is higher on the west side and can be attributed to the higher density. And it being "studentsville" is also a factor. College students tend to be less careful about what is going on around them.
