No, in my opinion it is because it is close to GG Parkway that leads to Goodlette Road and also to Golden Gate City. Both are excellent escape destinations, especially since the Parkway west leads to I75 to Miami. This neighborhood need to be gated and single houses to be fenced in. Sad.

The price per square foot seems to be in-line with the area. After researching the crime in the neighborhood, I wanted to see if it was due to the restaurant in the area or actual problems within the neighborhood.

Hi Alycia,
As I see it there are several reasons for the price being what it is. First off this house is only a little over 1,400 sq. ft. which makes the price per sq. ft a little over $155. This is comparable to past sales in the area however I also believe this house is probably not in the best of shape. It has been a rental for the past 5 years and the owners, according to the seller's disclosure have not even been in it during that time and thus can not vouch for the condition of any of the mechanical systems, roof etc. Also the stove, refrigerator, several ceiling fans do not covey although there is a stove and refrigerator in the garage which stays.Another thing to consider is that there will be more traffic on that street then is typical for a residential area due to the River Reach Apartment complex at the end of the street. You may want to get in touch with an insurance agent also and find out what your flood insurance is going to cost you due to the proximity to Naples Bay.

Just so you know, of the 67 counties in Florida there were only 11 with a lower crime rate than Collier. With that said, one must do their due diligence when deciding where to live. No one is immune, but one can take steps to minimize risks. I completely disagree with Susan Nelson's opinion. River Reach is a pretty decent area and the low HOA fees make it an attractive choice. If you want to live within the hustle and bustle of Naples without getting killed with fees, this is a very good location. If you want to buy something similar with little or no fees, you might consider going East. At the end of the day, the stats favor Collier as a whole. At any rate, if you are in the market for a house, I am your man. If you are in the market for crime stats, Kevin Rambosk is your man. Thank you, have a wonderful weekend.
