If you are in Charlotte, you can call 311 and ask for police non-emergency, then talk to the officer who patrols this area. They'll give you a good insight into the area. We know a few people who live in this area. If you have a full time agent with a Masters degree in Planning with Finance and over two decades of experience, working for you, you will likely do better in negotiations.
