my credit is poor due to illness and divorce. I have a very good job. I need a, nice with 3 bdrm in bensalem please.. Any suggestions please?

Credit is key in buying a house. To be realistic if its not where you need it to be there isn't much you can do. It takes time to rebuild your credit. I recommend finding one of the non profits mentioned below as they can guide you in how to rebuild your credit. Best of Luck!

Hi Myjade,

Your credit won't stay in poor condition forever. You can draw a line from the negative and begin with a fresh start. Pay the bills you have right now on time. Your credit utilization is key. Use less of your available credit by keeping your credit balances low.

I would search on craigslist for a Rental in the meantime because the ones Agents/Realtors are representing are looking for perfection. I would try a private Owner who you can tell your story to instead of a fancy Landlord or Management Company.

I work with a lot of people who have less than perfect credit. I tell all my clients that need a pre approval to visit The Lenders Network, I have seen loan approvals from them even with scores under a 600. So if anyone can get you a loan they can, their service is free.

I am sorry to hear your situation. As you know, most of the landlords now usually do credit check, criminal background and eviction screen in additon to verification of your income, etc. before they make decision. And they will collect 3 month rent as well. Some of landlord are very strict with the credit acores, and some of them look at the whole picture of an individual applicant in term of income, credit score, etc. Their major concern are whether you can afford the place and keep paying the rent on time. My suggestion is to be more prepared than anybody else in order to assure them that you are the one they can trust and get the apt/house:

1. proof of income, job verification letter from employer to show that you have a stable job with good income.
Bank statement to show sufficient funds for deposit.
2. credit report with reasonable explaination of the negative parts in the report with supporting documents such as your medical condition and divorce docs if you are ok to share those information.
3. letters from previous landlord to show your good rental payment and apt maintainance history with thier name and contact number
4. be prepared to offer 1-2 month addtional rent if you have the capacity.
