can i buy a home in vegas with 50.000 down a 610 score and 32 yrs at present job.

Yes. There are lenders that will lend to people with scores as low as a 580 mid score. You have at least 2 strong compensating factors, length of time on your present job and reserves. Check out our website or email me if you want some assistance in attaining a loan.

Most likely. But there is much more to obtaining financing than just the 3 C's (Credit, Collateral, Capacity) these days. This post is so old it made my screen dusty.

Should not be a problem-
If it is - check out alternative options in regards to conducting a lease option to purchase on any home of your choice, locking it in at today's prices while waiting for that credit score to get up past the proper threshold.

That $50,000 down is quite a nice start, but kind of monthly payments can you afford.

Hi Barbielyn

Yes you can buy a home with 50k down and a 610 score.
How big a house are you looking for?
2 things come to mind before you start your search:
1) You might want to think about trying to improve your credit score above 620… A10 point improvement is not very difficult to achive.
With that 620 score can save you on the interest rate. A good mortgage broker can pull your credit and advise you on how to improve your score.
2) With 20% down, you can do a conventional loan and avoid Mortgage Insurance.
My recommendation would be to speak with a good lender to get pre-approved so that you know what you can afford, and then keep within your monthly budget for your payments.

The question isn't whether you can buy a home as much as how much home are you trying to buy? Nice condos are available at $50,000, but if you want a 5 bedroom 5000 sf home you will have a problem. So besides seeing a lender (see the answers below or I can recommend one), you need to be sure how much home you need. You might even consider using the $50,000 to pay down some debt and up your credit score. There is more to think about than just jumping into a purchase if you want to be smart about it.

You can definitely buy something with this credit score, but remember you are making a big purchase and a fruction in interest rate will make a difference in your total payments over the years. With a score over 620 your rate will be better, so just increase your score a little bit, sometimes you can increase it by 25 points just by opening another credit card. Play with scenarios in your credit score provider account to see how your score will change if you do this or that.. I can send you a link to a good website for that if you want.
Don't rush into buying something if 1-2 months can change your credit score and thus your loan costs.
