Most Lenders today require a minimum credit score of 640 to qualify. Best bet is to meet with a Local Mortgage Banker to get thoroughly prequalified. Mortgage Bankers are Licensed and have a much better understanding of qualifications than loan officers who work at regular banks.

A 620 credit score is not a problem for me. Give me a call and I will get you pre-approved.
