You can get an FHA loan with under a 600 middle score with some lending institutions but not many. I would recommend finding a broker or service to help you locate a reputable lender that can approve your loan at a decent rate. I have client's who have got approved and received a good rate at The Lenders Network with FHA and VA home loans. They are in Plano too..

I would suggest speaking with a lender to assess your ability to buy. 20 percent down may not be necessary. Call me if you'd like lender referrals. I work with some of the very best!

Good morning infinniageorge91,

We see many credit reports with low credit scores (anything less than 620), and often many scores in the 500's. This is BAD credit. If you are one of the folks affected by this terrible economy, you have a low credit score and you have a dream of buying a home, here's some simple advice for you.

It is unlikely you could be approved for mortgage financing with that credit score at this time.

Beware of any mortgage professionals promising you an approval with such a low score. Wait on buying a home. I recommend you take the time to resolve your credit issues.

First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.

Next, begin rebuilding your credit. If you have current accounts with good payment histories, or even some previous late-payment-blemishes, make sure you continue to pay those accounts on time. If you do not have any existing credit accounts then you'll need to establish several in order to create a viable credit history.

I have found that CONSUMER ACTION is an excellent resource for objective advice on all things credit related. You'll find free and sincere advice on everything from settling collection accounts to rebuilding credit to building credit from scratch on their website.

Bad credit is relative to the loan program you are trying to apply for. 3 debts (maybe you mean Collections or Charge-Offs) is really not all that bad. I just got an approval where the borrowers had 18 collections. With help from me, they were able to negotiate settlements and pay them off (not all) through escrow. The reason is, if I would have ordered them to pay them off before finding a home and opening an escrow, I could have sabotaged the transaction as the credit scores could have actually dropped. There is a strategic way to handle debt payoff. DO NOT do this without a VERY experienced Loan Officer to help you. It could cost YOU! It depends on your credit. If your credit is less than perfect than FHA is definitely the best way to go. You need to get to a lender and have them run your credit application and see where you stand. From there you can start taking the steps necessary to get your credit and financial house in order so you can buy a home. Until you fully understand your situation and the process you will not be able to take the correct steps to get to where you need to be.

If you are looking for a company that specializes in credit repair, who does it everyday, not as a side job, then you may want to look into our company. You may also just want to negotiate the debts yourself, and dispute them with the CRA's. Also be sure you have at least 2 revolving accounts. Capital One and USA Bank offer secured visas that reflect as unsecured on the credit reports.

It might depend on who told you that.
A saavy loan officer might be able to come up with alternatives.
