Your best bet is to get prequalified with a lender who can best advise you.
I do have access to a HUD approved program that doesn't go by credit scores. It loans based on what they call character based lending. If you've made payments on time over the last 12-24 months, they can get you approved. The program also offers zero down payment, zero closing costs and a fixed 30 yr rate of 4.75% (currently). Its not the quickest program to get approved through but can save you a ton of money.

It depends on a couple of things.
1) What type of loan are you looking for, FHA, VA, conventional or Jumbo?
2) What is the middle score of the other borrower?
There are things that are going to determine which type of loan you need like how much you plan on putting down and this will determine whether or not a score of 617 will work.
Most loan programs require a middle score of at least 620 so you may need some advice on how to bring up your score a few points to get things started.
Most likely the lender will put the borrower who makes the most money as the main borrower for obvious reasons.It is always good to talk with a mortgage banker as they have a vast amount of programs and are not poised to just offer one line of products that their particular company offers. Does the co-signer realize this loan will be posted to their credit report. Held full financial obligations on this property taxes, insurance, monthly payments ?
