How can I find the right mortgage broker? I want to buy a house this year.

I have 645 credit score. I make $40,000 a year and have been with my job for over 5 years. The only thing holding me back is my school loans from a few years ago but they have been current for a few years.

Hi Raymond, I would suggest shopping around with local mortgage BROKERS. There is a big difference between a bank or mortgage company and a mortgage broker. A broker will call around to multiple outlets to find you the best deal, while a bank or mortgage company will only offer you what they have.

Watch out the guy named Ricard - EI Bey.
He is a fraud. He cannot get you any loan at all. What he does is cheat your money for appraisal which he will never done. Once if he got the money, he will not answer your phone or email anymore. You can search at Georgia License website, he does not have license at all. Just a fraud.

In my 25 years in real estate in the SC Midlands I have not found more knowledgeable, helpful or experienced loan officers. They each have a different & unique style.
Trey Baker - Bank of America Mortgage Lending
David Hyatt – Midlands Mortgage Corp. A large independent mortgage banker

What you should look out for if you look around on your own.
1. Lenders that are all about the rate and hesitate to talk about their exact charges & fees.
2. Lenders that do not ask you probing questions. May say you are OK now, and let you down later.
3. Lenders that will not send you a "Truth In Lending - Good Faith Estimate" of all charges that will be involved in a sample or representative loan based only on your facts & circumstances.

Also be cautious of agents responding who are only interested in meeting, talking or coresponding with the sole purpose of Helping & showing you properties.
