We think the answers below are all good, however it would be best to connect with a local area Realtor who could also do a comparative market analysis (CMA) of comparable homes in the area that are just a few years older and compare what they are selling for in similar condition to get a better idea of what you are getting for your money.
It is also true that with new home builds there is often a Mello Roos tax that you want to ask about however KB was just in our office speaking last week and we are almost sure it was this development that they stated they had taken steps to ensure that there would be NO mello roos for this development. This is my specific area of expertise. Just an FYI the trustee sale is selling around 78-82% ARV. There mid cap builders have moved into the market.
The REO market is getting tight because the majority of properties will go FHA but I'm still closing 1 deal for every 40-50 offers.
Short sales seem to be the way to go but only if the property is in unlendable condition. Listing agents want cash offers to send in to the bank so even if they are rejected they have an approved sales price and can close their listings fast.
I'll be out of town with family Saturday but and available for questions Sunday before 1pm (PS time) or after 8 am (PS time) Monday.

Chino Hills is in San Bernardino County and is known to be a little bit pricier than Corona. Corona is in RIverside County. Both the areas you mentioned are very close to each other. Inland Empire is a popular area because it offers reasonable prices; from first time buyers or a move up buyer, as well as if a buyer wants to purchase a new or a resale home.
