Working with BOA is always a challenge, the biggest flaw in their process is lack of communication... in my experience they have a tendency to be unresponsive or change staff without notification and then fail to ensure new staff are up to date. Unfortunately on the buyers side all you can do is keep the presure on the sellers agent through your own agent. Constant, 2-3 times a week if neceasary, status updates. It might drive your agent a little crazy but it will also drive thr sellers agent to get answers for you.
Beyond that there isn't much you can do from your side except be patient and roll with puches.... more
Hi, I think you did a lot to the home, but the time it will be on the market until it sells depends on soooo many details, location, age and style of home, what type of homes surround yours etc....Your very best decision would be to connect with an experienced area Realtor, to present you with homes similar to yours that have recently sold, after how much time and for how much, that will give a good idea about
app. time on market, The agent also can make some suggestions to improve curb appeal or other, staging etc. great photos on the internet will help bring buyers to see the home in person and then the marketing and advertising efforts of the Agent will certainly help.

In the description of a property with a basement, unless a walk out basement, should be included in the general text description of the property to let the potential buyers know what they are buying.
Like for example.... this wonderful 3000 sq. feet home also boasts a 1500 sq.ft. finished basement with a full bath, bedroom and rec room.....
If you work with a Realtor he will be able to find out from the listing agent....
The multiple listing services where Realtors post their listed homes, have specific requirement of what Realtors can and cannot post, and there are fees if they stray from those rules.
