The answer greatly depends on which lender you choose and the type of financing you will be using. In NC there are several down payment assistance programs that you may qualify for depending upon your particular situation.
One great option for home buyers in our area is USDA rural development loans which do not require a down payment and are only restricted by geographic location.

In this case it may be best to contact an estate attorney for the best advice. Ask the atty about possibly placing the house into a family trust. That may protect the whole group. Then worry about the lease agreement.... more
It is truly all about exposure. Have her interview agents. She should ask the agent what they will do to help her market the property. If an agent is only going to take a few photos with the phone or digital camera, put the listing in MLS and walk away that's not the agent she needs. They should come to the interview armed with a marketing plan and materials.... more
