What recourse is there for fraudulent contracts should the bank not supply a decline to fund letter? I believe someone from my past is toying with.
The burden of proof is on the buyer to prove they have been approved by the deadline in the contract. If the deadline has passed then have you agent start the cancelation process.

What you want and need in writing is a formal cancellation of the contract due to the buyer's inability to get the loan. Contact your agent. They will know what to do from here.
