Beatrice, there are different types of distressed properties. A foreclosed property is usually put on the market for sale by the lender that has already foreclosed on a property and you should be able to find these properties on the MLS. They are described as banked owned, lender owned, or REO properties. Some banks will also post these properties on their own websites.... more

Yes I have delt with this befor, Here how Short Sales work, when ever you are purchasing a Short Sale the contracts states that the offer must be subject to a bank aproval. If you bought this property through a Broker, a Broker should have advised you that there is nothing in stone till the bank aproves the package. All offers must be signed and accepted by the existing owner and then the package goes to the existing lender for aproval. This aproval period is usualy takes between 4 to 8 week. The answere you received is legal & hapens all the time when the bank feels that they have a property that is assesed for a lot more than your offer that they have on the table.... more
With a rent to buy, you rent the property for a certain time period and then at the end of that lease you have the option to purchase the property. You can either set the price at the beggining or at the end of the lease. You can also have it so that part of your rent will go towards the down payment. There are several ways to do rent with option. It is common and is a way for someone to get a house later on when they have better credit or income or whatever the situation is that would put them in a better buying position.... more
The best way to know if City Island is diverse enough for you, is to visit City Island on a weekday. Aim to straddle your arrival time frame for an hour before most people return from work at rush hour, to an hour or two afterwards (when there will be more residents out and about, shopping in grocery stores and pharmacies, where you should poke your head into). I stress the weekday, because City Island attracts a great many non-residents during the weekend, who come for the seafood dining and opportunities to go fishing off the wharf or with charters. Many different kinds of people come in droves from Orchard Beach after a hot summer day on weekends for the restaurants, and this may or may not be reflective of the residency (to an outsider).
You should be advised however, that the way you posed the question is extremely non-PC (having correlated crime and safety with race by posting it in the section you did, ..slap slap), and no agent can answer this directly for you (with the answer you apparently want) without sticking their foot in their mouth. It makes no sense to consider living in a place if you won’t go to get a feel for it yourself and see how comfortable you are there. Good luck!
