Your lease will most likely state how long a 'guest' can reside without being on the lease as a tenant. Don't risk sneaking around the lease and doing a favor for your friends. That's a lot of risk on you- because YOU are financially and legally responsible for complying with the lease the way it's written.

Public records normally has accurate data. This is something to ask the property manager. If it is smaller than anticipated this will affect the rent. Also, if the agreement starts off on a negative note you should be cautious. If the property manager disputes the data you can easily purchase a digital tool from Home Depot which will give you the sq ft for each room. There are condos there that are individually owned. I might drive through there and see if you see any 'for rent' signs, besides checking on the internet.
Realtors do not maintain rental listings. You might want to check with local property management companies in the area as well. But the most effective way to see if any are for rent is to drive through that area, and possibly ask any neighbors. Good luck!!... more
