For me it is all about cash flow. Townhomes can be great rentals as long as HOA dues do not eat into your bottom line. Run the numbers and pick the one that will give you the best return on investment. Most of the time that is the single family home but not always.... more
Don't worry about hurting the seller's feelings; this isn't personal. Just be polite and professional. And it's definitely better to have your agent as a buffer. What do the numbers say? The comps (comparable homes) tend to determine the outcome of these battles.
