The Internet hands down! I have postings on roughly 20-30 websites depending on the listing. I have also had great success with direct mail postcards to everyone in the neighborhood as well as brokers open houses. Hope this helps!... more
Find out whether the property is located in a judicial or non-judicial state. I know Kansas is a judicial state while Missouri is a non-judicial state, but I am not sure about the rest. Check with the courthouse...there may be a public record of it. Check the local newspapers...some are required to print the info daily and some are required to print weekly. Normally, the lender obtains the property at a sheriff sale or foreclosure sale and a buyer might be better off waiting until after the lender lists it, but that is not always the case. Find a Realtor to set you up on an email list that will automatically email you when new foreclosure listings become available. I hope that this helps!... more
I suggest that you contact the local police department to hear first-hand about the crime activity in the Marquette Park neighborhood. The police will have the most accurate and up-to-date information.

I would recommend that you investigate the neighborhood by driving by at different times of day to get a sense of what it's really like. In addition, check out the Trulia Community Maps to learn more: http://www.trulia.com/real_estate/Chicago-Illinois/community-info/

Unfortunately, you missed your opportunity to go after the sellers for the garage. Since you stated the problems were found during the inspection, that was your "window" to get something from the sellers to fix it. You opted to accept the property knowing about the problem so now the problem has become yours. At least that is the way it works in PA.
First of all, you really need to sit down with a mortgage lender to determine how much you will be approved for in a loan. There are many variables including your credit scores and income.
There are FHA loans that require only 3.5% as a down payment. You may also qualify for the first time home buyers tax credit, which caps at $8000 ( 10% of the purchase price of the home). It must be your primary home, and you have to close on the home by Dec 1,2009.
There is a lot to go over - I advise you to find a Realtor - he or she can help you put the parts of the home buying puzzle together, and help get you into your first home.
Good luck to you!
Hi Baybird, are you thinking of moving to Chicago? I've lived around the world, but Chicago continues to feel like home to me. So much so that I became a real estate agent to watch other people settle in here. The city maintains a great site, www.cityofchicago.org, which has plenty of helpful information.... more
