Most people who are abondoning their home write a letter to the bank giving a 30 day notice that they are leaving and will be shutting the utilities off. This way the bank can secure the property. The home owner could be responsible for any damages before the foreclosure, abondoning a house should be the last if never used. What property are you referring to? Without knowing the property, you are going to get somewhat aimless answers.
Unless the seller is offering owner financing, or imposes their own requirement, the seller typically has nothing to do with how much of a down payment you would need.
