Did you agent tell you why the homes do not qualify for VA financing? Is it the sellers are not willing to look at Va financing, or perhaps there are condition issues?
For example, have you been looking at bank owned REO listings needing some TLC that are being sold as is with right to inspect?
VA buyers cannot make offers on homes that are considered fixer uppers as VA has minimum condition requirements that homes must meet. It must have a functioning heating system, electrical and plumbing must be to code and functioning, the roof must be watertight (no leaks) and they generally want to see some economic life remaining.
The VA appraiser does a more detailed inspection of the property than an appraiser for a conventional loan as VA appraisers have to determine the overall condition of the home to determine whether it meets the minimum VA requirements. However, the VA appraisal is NOT the same as a home inspection so VA buyers should always have their own home inspection as well.... more
