Really interesting question. I think every buyer is unique but were I advising my buyers on what to be willing to make a concession on it would be the cosmetic aspects of the home. Location is always the most important. Bedrooms and baths should be given precedence. Floor plan as well, it can sometimes be changed but doing so can often run into real money. Things like lot size, floor coverings, paint colors, counter top materials can all be changed easily over time.

Typically in a short sale, banks can continue to receive offers or foreclose at any time. Until you have all the bank's addenda signed by all parties, I believe anything goes.
In this case you have approval by one bank but not the other so no solid contract in my opinion.
Once both banks agree and all additional addenda are finged by all parties, you have an enforceable contract.
But again I advise having a real estate lawyer review any documents relating to this sale as I am not an attorney and am simply giving you an opinion based on my experience.... more

Both are really nice! Ardmore is gorgeous with beautiful floor plans and interiors, but Amberly is in a awesome area too. Amberly has the nice swimming pools and is a bit more family oriented. While neither area is particularly urban, it would seem to me that easy, quick access to retail, services, and entertainment would be better in Regency. The Koka Booth Amphitheater borders Regency, for example.
Chatsworth offers great natural beauty.
The commute to RTP would be just about equivalent between the two areas.... more
I am sorry that no one has taken the time to respond to you. While I am not a lender, I do work extremely close with my lender partners, so I can give you my two cents worth and direct you to someone who is far greater qualified to answer this question.
The 561 score is definitely going to hurt you. Most lenders are looking for a minimum score of 640. The DTI looks alright from what you are saying. The defaults and charge offs seem to be far enough in the past to not really affect you. Being self-employed, I think you will need a minimum of two years tax returns and might be opened up to greater scrutiny by underwriters.

Just did a quick CMA. Looks like the average on closed sales in around $114/sq foot, although one was as high as $133/sq ft. Depends on lot premiums, upgrades, etc. I would be happy to assit you in your home purchase and be YOUR representiative as the on-site agents work for builders and are required to get the best deal for them.
