You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities of your choice. The rentals in 92011 start from $1,950 for 2bd 1.5ba condo and up. The purchase start from 390k for 2bd 1ba condo which is as low as $1,950 down payment with a minimum 580 fico score.
You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.
You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

I'm ''just'' a property owner and from my perspective, I prefer the prospective tenant to contact me directly. I think the popular places like Trulia, Zillow and ... maybe craigslist are your best bet to find a rental. I feel that contacting an agent is okay if you really want/need a middle person. Make sure you look at school districts as not all people that advertise la costa are actually in ''la costa'' or the nicer neighborhood called la costa oaks. personally I feel that la costa oaks south is better than the north. good luck with your search.... more
Selling your home by yourself is risky business. There's a reason so few people do it. There are a lot of disclosures involved and if not done properly, you can open yourself up to legal trouble.
A better route would be to talk to an agent about what your bottom line is. How much do you want to walk away with? If an agent can deliver by getting you the best price possible, chances are good that you'd end up with more money... in addition to the service and protection a knowledgeable realtor can provide.

Vivian, in the broad area of single family homes, it would include built in site, and could include townhomes, condos, and manufactured homes. In custom searches that I set up for my clients only the style f homes they are looking for are included. So if your only wanting to consider built on site homes you would not have to sift though other types og homes.

If you live within the Carlsbad School District, you can apply for an intra-district transfer to attend another school within the district which is not your neighborhood school. My experience has been the teacher can make more of a difference than the school or the district. Finding that good teacher is the hard part...... more
