I couldn't help but chime in on this question. The simple answer is No. Many people believe they can qualify, and the truth is that they cannot. They can get pre-approved in a matter of hours, or even less. If they are not willing to do so, I suggest you reconsider accepting their offer. Or you could counter offer with the stipulation that they provide a pre-approval, or cross qualify with a lender of your choice. Best of luck!

No she cannot. If you were my client, I would have advised you to require her to re-finance the mortgage out of your name before deeding the property to her. If she were to default on her mortgage, that would affect your credit even though you are no longer in title to the property.

During the divorce process your daughter's attorney should be working for her. Her soon to be ex husband will have to buy her out. The property is 50/50. He will have to get a loan in his own name. But remember in the State of Ohio "It takes one to buy and two to sell" so if he/she buys while still married the other automatically becomes a Dower. The other person MUST sign off.

Hi Carol I will agree with Elizabeth, so many of these manufactured home are being put on 5 to 10 acres and then the folks want to move and they are difficult to sell. The Cambridge New Concord area has several really nice ones at this time listed with basements and extra garages they range around list price of $130,000 I really think you could build a nice stick built home for this amount and the value would hold better. Cindy, many of them are on my website www.soldbydon.com. I list lots of FSBOs when sellers want an exclusive agency listing yet retain the right to sell by owner. All those listings appear on Realtor.com; however, Realtor.com does not publish contact info on sellers (no names, phone numbers, etc) so having an agent to research this info is in your best interests and if you utilize my services it there is no cost to you. Why would someone not want to use a good agent who can negotiate in their best behalf and minimize contractual liabilities, versus you as a consumer working directly with sellers where the risk is high? An insider secret: A high percentage of FSBOs are overpriced or have pre-sale problems; some wind up in expensive litigation because neither party understands the nuances of real estate law. Over half of the FSBO's I've contacted in the past 20 years have title, mortgage, or appraisal issues that will halt a sale. When these problems crop us is when many sellers decide to employ the services of a Realtor to keep the deal alive. Good agents solve problems.
