The available water is limited as our sources of water are from the natural aquifers from Santa Rosa Creek and San Simeon Creek. When our rainfall is low, so is our water supply.
When my parents bought a lot in 1977 they had to put their name on the rights to a water meter wait list and it took years to get it! Now there are 660 parties with their names on a water meter wait list. Occassionally you can find the rights to a water meter for sale, the most recent comparable sale was about $130,000. The water meter itself (the metal) is about an additional $80,000. Also you will need to "retire" a lot to create the green space you are "taking away" by building.

You should speak to an experienced real estate agent in the area where the home is listed for sale. Gather comparable property sales and determine the current value of the home. Based on the current value you came up with you will know if your $850,000 offer is a good offer. No you can not camp on a vacant lot in Cambria. You would need to purchase water and sewer rights and have them transferred on to your vacant lot. You would be allowed to have a trailer on the property while you were building your home, but the county has limitations on how long you can occupy the trailer.... more
