If you do find one, they'll want more in return like more fees due at closing or higher payoff when you refinance again. I can get you 10% if you bring me $90k in loan amount. If you need to throw in some purchase property to make up the difference, that's okay too. Number of properties is irrelevant as is credit. Income is more important. I can give you up to 70% value for cash out. However, expect about 8% in fees plus attorney costs. So, drop it to 60%. With 2 properties, that totals 35k.
