Commissions vary by company, area and property type. Most companies pay one half of the gross commission to a buyers agent in order to incentivize the brokerage community.
The market is improving but market time and advertising costs are still very high. Plus the proven professionals are definitely a value added in the process of obtaining the highest and best price in the shortest amount of time for your property.

Not sure where you saw the listing, but if looking at a RealtyTrac ad--do keep in mind that RealtyTrac's information may not always be accurate and oftentimes misleading--you could be looking at a lis pendens property--notice of default--or some other type of fee--some of those properties may not be for sale yet, and some may never be, if the default is satisfied by the owner. To find out the status of the particular unit, any local agent can help you--contact any realty office and inquire.... more

If you are using financing, it's usually best to get that squared away before you get your hopes & wishes pinned on a specific home. However a real estate agent may not think it's that big of a deal to take you out to see 1 or 2 homes may before you formally go through the pre-approval process.
Are you certain you'll be pre-approved and that is why you want to see a home before? If you aren't absolutely sure you are going to be pre-approved (meaning that this isn't your first time going through the process, you are familiar with & meet all current lending guidelines) then I'd really recommend you take care of that first.... more
It depends on factors such as if it is a Market Value sale, Short Sale or a Bank Owned Property as well as other market conditions. But recent sales show that your looking at the following numbers:
Market Value- 90-95% af Assessed
Short Sale- 75% of Assessed
Bank owned- 60% of assessed
These numbers are based on what is listed in the MLS as sold in the last 60 days.
The best way to know the value of your home, or a home you are looking to purchase is to speak with a Realtor. Going by assesment alone is not in your best interest.... more

Depending on what you consider modest? Most of the properties in Barrington are on 1/4 to 1/3 of an acre lots. You can find properties on large parcels of land as you are looking for, but those properties are upwards of 1 million.
